We are a design-build contractor specializing in detached garages, car-collector garages, barns, post & beam structures, ADUs and garage apartments, home additions, outdoor living projects, and the foundation and site work beneath them.

We are based in Colchester, Connecticut and build throughout the state — including Glastonbury, Farmington, the shoreline (Lyme, Old Lyme, Niantic, Mystic, Groton), and Fairfield County (Greenwich, Darien, Stamford).

Yes. Thomas Construction LLC is a licensed Connecticut contractor (NHC.0017215) and fully insured. We are also veteran-owned.

Process & Timeline

A free consultation at your property. We learn your goals, look at your site, and outline what is possible. From there we develop a design and a detailed written proposal.

Projects typically finish consultation to completion in 8–16 weeks, depending on size and complexity. Design and permitting can take a few weeks to a few months depending on your town.

Yes. You work directly with us from design through the final walkthrough — no chasing subcontractors or wondering who is responsible.

Yes. We develop the design and provide the drawings needed for permitting and construction. For projects requiring stamped engineering, we coordinate that too.

Yes, within reason. Changes are documented as written change orders so scope, cost, and schedule stay clear for everyone.

Permitting & Zoning

Yes. We prepare drawings and manage building permits and zoning approvals as part of our service, so you do not have to navigate town hall.

Yes — virtually all garages, barns, additions, and ADUs require a building permit and zoning review in Connecticut towns.

Every town sets its own setback, height, and lot-coverage limits. We confirm what your specific lot allows before the design is finalized.

Much of Connecticut has regulated wetlands and buffers. We assess this early and handle any inland wetlands review required for your project.

It varies by town and project — anywhere from a couple of weeks to a couple of months. We manage the process and keep it moving.

Cost & Payment

It depends on size, site, foundation, and finishes. See our pricing guide for general Connecticut ranges; we provide a firm written proposal after a consultation.

We provide a free initial consultation. After we understand your project, we deliver a detailed written proposal.

Typically a deposit followed by progress payments tied to milestones. The full schedule is laid out in your proposal before work begins.

We do not lend directly, but we have partnered with HFS Financial, who can help our clients secure home improvement loans of up to $325,000 if needed. Homeowners also commonly use home equity loans/HELOCs, cash-out refinancing, or construction/renovation loans. We are always happy to help point you in the right direction.

We work hard to set clear, accurate scope up front so the proposal holds. Changes happen only through documented change orders or genuinely unforeseen site conditions, which we communicate immediately.

Garages

Most detached garages range from about $100,000 to $250,000, with luxury or larger builds running $250,000 to $500,000+. Car collector garages typically run $150,000 to $750,000+. As a premium builder, most of our projects begin around $100,000.

Yes — from open storage lofts to finished bonus rooms to full garage apartments (ADUs). Living space is best planned from the start.

A two-car is about 24x24; a three-car around 36x24. Add depth and width if you want a workshop or room to move around vehicles.

Yes. We match rooflines, siding, trim, and proportions so the garage looks like it belongs with your home.

Barns & Post & Beam

Yes — full equestrian barns with stalls, tack and feed rooms, wash bays, aisles, hay storage, and proper ventilation.

Post & beam uses heavy timber framing with traditional joinery for a premium, exposed-beam look. Post-frame (pole barn) construction is faster and more economical for large open spans. We help you choose.

Generally yes, but it delivers exposed structure, open spans, and durability conventional framing cannot match. Hybrid framing can balance cost and impact.

ADUs & Additions

Yes. Connecticut has encouraged accessory dwelling units statewide, though each town sets its own rules. We confirm exactly what your town allows.

In many towns, yes — some have owner-occupancy or short-term rental rules. We help you understand local regulations.

Possibly. Added bedrooms increase septic demand, so we coordinate evaluation and any upgrades for properties on septic.

Yes. Matching rooflines, materials, and proportions so the addition looks original is central to how we design.

Warranty & After

Yes. Every project is backed by a 2-year craftsmanship warranty, in addition to manufacturer warranties on materials and components.

We review the finished project together, address any final details, and make sure you are completely satisfied before we consider the job done.

Absolutely. Many clients build in stages — a garage now, a finished loft or ADU later. As your single point of contact, we are glad to plan for and build future phases.
